Your Lakewood Home Isn’t Getting Showings. What Should You Change?

Your home is online, you’ve shared the listing, and the showing requests still aren’t coming. Should you lower the price or do more marketing?

Before making either move, look at three things.

1. Can buyers understand your home?

Open your listing on your phone. Does the first photo make you want to see more? Can you understand the layout, room sizes and condition? Are showing instructions clear, and can buyers get in?

If key details are missing or visits are difficult to arrange, fix those gaps before deciding what the response means.

2. What else can buyers choose?

For your Lakewood home, start with the closest relevant competing properties. Compare location, home type, usable space, condition and price. Keep finished basement space separate from above-ground living space.

A nearby home with a different layout or condition may not be a useful comparison. If you use a property outside Lakewood, ask why the same buyer would consider it.

Active listings show your competition. Closed sales show completed transactions. Another seller’s asking price alone does not prove what your home is worth.

3. Where are buyers dropping off?

Few views? Check visibility and presentation. Views without showing requests? Review the photos, details, price and competing choices. Showings without offers? Look for repeated feedback about condition, layout or value.

These are clues, not a final diagnosis. A small sample or limited showing access can change the picture.
